Important: Review Covenants & Restrictions
According to the Westminister Village Declaration of Covenants, the following modifications require ACC approval before work begins:
Building Modifications
- Any exterior construction, alteration, or addition to structures
- Accessory structures (sheds, playhouses, tree houses, gazebos, etc.)
- Swimming pools (only in-ground pools are permitted)
- Patios, decks, and outdoor living spaces
- Garages and carports
- Dog houses and animal structures
- Changes to exterior paint colors or materials
Fences & Walls
- No fences permitted in front yard (not to exceed back corners of residence)
- Back yard fencing facing street must be decorative (wood, PVC, wrought iron, or brick)
- Side/rear fencing must blend with natural landscaping
- Painted chain link permitted in side/back areas only
Landscaping & Trees
- Tree removal requires ACC approval
- Significant grading changes (more than 6 inches)
- Drainage alterations or modifications
- Erosion control measures
Other Restrictions
- No outdoor clotheslines permitted
- Minimum 1,600 sq ft enclosed heated living area
- Maximum 2 stories above ground (3 with basement)
- Exterior TV/radio equipment must not be visible from street
- No above-ground fuel or water storage tanks
- Signs limited to one 9 sq ft "For Sale/Rent" sign

Architectural Control Committee. Property owners are responsible for complying with all city and county
regulations in addition to HOA requirements. Approval does not constitute endorsement of structural
or engineering design.
Required Documentation (as relevant)
Your submission must include:
- Site plans showing exact locations and dimensions
- Pictures or renderings of proposed modifications
- Drawings or sketches with measurements
- Color samples and materials to be used
- Additional pages if requesting variance from guidelines
