💰 HOA Fees & Dues

Annual HOA dues vary by year and are set by the Board of Directors based on the community's needs and budget. Contact the board at board@westministervillagehoa.com or call 678-723-5705 for current dues information.

HOA dues are typically due annually. The Board provides 30 days written notice before assessments are due. Specific due dates and payment instructions are communicated to all homeowners in advance.

According to the HOA Bylaws, failure to pay assessments can result in:

  • Suspension of voting rights until paid in full
  • Suspension of amenity access (pool, clubhouse)
  • Interest and late fees on the outstanding balance
  • Legal action to collect delinquent assessments
  • Lien placed on the property

🏡 Architectural Changes & Modifications

Yes! According to the covenants, all exterior modifications require approval from the Architectural Control Committee (ACC) before work begins. This includes:

  • Paint colors (house, trim, doors)
  • Roofing materials and colors
  • Fences, gates, and walls
  • Sheds, outbuildings, and structures
  • Decks, patios, and walkways
  • Landscaping changes (major)
  • Windows and doors
  • Mailboxes and address markers

Submit your request using the Architectural Change Request form.

The Architectural Control Committee will review your application and respond within 30 days. If you don't receive a response within 30 days, your request is considered approved.

No. According to the covenants, all exterior paint colors must be approved by the ACC. Colors should be harmonious with the neighborhood and cannot be "garish or discordant." Submit color samples with your ACC request.

Making exterior changes without ACC approval is a violation of the covenants and can result in:

  • Requirement to remove or modify the unauthorized work
  • Fines and penalties
  • Legal action to enforce compliance
  • Costs associated with enforcement

Always submit an ACC request before starting any exterior work.

🏊 Pool & Clubhouse Access

Pool and clubhouse access is available to homeowners in good standing (current on HOA dues). Access is provided through:

  • Physical key card - RFID card for gate access
  • Digital access - Verkada Pass app on your smartphone

Request access using the Pool Access Request form. Download the Verkada Pass app from the App Store or Google Play.

The pool is open from dawn to dusk during the summer season. Specific dates and hours are posted at the pool area and communicated to residents.

Yes, each homeowner may bring up to 2 guests to the pool. Homeowners are responsible for their guests' behavior and must ensure guests follow all pool rules.

Residents can reserve the clubhouse free of charge for private events. Submit a Clubhouse Reservation Request. A $100 refundable deposit is required, which will be returned in 3-5 business days if the clubhouse is left clean and damage-free.

Glass containers and bottles are prohibited in the pool area for safety reasons. Broken glass can cause serious injuries and is difficult to clean from pool decks and water. This rule is strictly enforced.

Fences require ACC approval before installation. The covenants specify requirements for fence materials, height, style, and placement. Submit detailed plans including materials, dimensions, and placement with your ACC request.

Yes. According to the covenants:

  • No commercial vehicles or equipment storage on streets
  • No boats, RVs, or trailers parked on streets or visible from street
  • No vehicle repairs in driveways or streets
  • No inoperable vehicles visible from street

Check the covenants for complete parking restrictions.

The covenants restrict business activities that create traffic, parking issues, signage, or nuisance to neighbors. Quiet home-based businesses (office work, consulting) are generally acceptable, but check with the board if you're unsure. Commercial activities visible from the street are prohibited.

Homeowners must maintain their property in good condition:

  • Lawns must be mowed regularly
  • Weeds and overgrowth must be controlled
  • Landscaping must be maintained
  • Dead trees and shrubs must be removed
  • Trash and debris must not be visible

Failure to maintain your property can result in violation notices and fines.

🐾 Pets & Animals

Yes, pets are permitted. However, homeowners are responsible for ensuring their pets do not create a nuisance to neighbors. All pets must be kept under control at all times and must comply with Coweta County animal ordinances.

There is no formal pet registration with the HOA at this time. However, all dogs and cats must be registered with Coweta County and have current vaccinations as required by county ordinance. If the HOA implements a pet registry in the future, residents will be notified.

Yes. Per Coweta County ordinance, dogs must be kept on a leash or within a fenced area at all times. Dogs must not be allowed to roam freely in common areas, on neighbors' property, or on the streets. Please clean up after your pet in all common areas and on walks.

The HOA covenants do not specify breed or size restrictions. However, homeowners are fully responsible for any damage or injury caused by their pets. Coweta County may have additional regulations regarding specific breeds — check with Coweta County Animal Services for current ordinances.

Yes, but dog houses and animal structures require ACC approval before installation, as they are considered accessory structures under the covenants. Submit an Architectural Change Request with details on size, materials, and placement. Structures should not be visible from the street if possible.

No. Animals are not permitted inside the pool enclosure or clubhouse at any time. This rule is in place for health, safety, and hygiene reasons and is strictly enforced. Service animals may be accommodated — contact the board for details.

If a neighbor's pet is causing a nuisance (excessive barking, roaming loose, waste not cleaned up), please try to resolve it directly with your neighbor first. If the issue persists, contact the board at board@westministervillagehoa.com. For aggressive animals or safety concerns, contact Coweta County Animal Services directly.

👥 Board & Meetings

The board holds regular monthly meetings. Specific dates, times, and locations are posted on the Meetings & Calendar page and communicated to residents. Homeowners are welcome to attend.

Yes! Homeowners are encouraged to attend board meetings. However, only board members can vote on HOA matters. There is typically a homeowner comment period where residents can voice concerns or suggestions.

Board elections are held annually at the Annual Meeting. Three directors are elected each year to serve three-year terms. To run for the board:

  • You must be a homeowner in good standing
  • Submit your nomination (process announced before Annual Meeting)
  • Attend the Annual Meeting where elections are held

The goal is cooperation and compliance, not punishment. If you receive a violation notice, contact the board to discuss resolution.

Yes. If you believe a violation notice was issued in error, contact the board in writing to explain your position. You may also request to address the board at the next meeting.

Because Westminister Village is in unincorporated Coweta County, there is no single trash provider for the community. Residents choose their own private hauler. Companies currently serving our area include:

  • Pollard Residential Waste Services — (770) 599-1811, locally owned, serves all of Coweta County
  • GFL Environmental — national provider, find your branch online
  • AmWaste of Georgia — (706) 298-7274, regional provider

Coweta County also operates compactor/recycling drop-off sites and a Pay-As-You-Throw bag program. See the County Contacts page for full details.

No. Westminister Village is in unincorporated Coweta County, not within Sharpsburg city limits. All county services, permits, and taxes are through Coweta County, not the City of Sharpsburg.
